Airbnb's 15.5% Host Fee in India (2026): New Fees, Rupee Calculator and Pricing Fix

Short answer: Airbnb is phasing out its split-fee model and moving home hosts to a single host-paid fee. Airbnb says most hosts on this model pay 15.5%, although the rate can generally range from 14% to 16%. Indian hosts should check the fee shown in their own Airbnb account before changing prices.

For years, many Indian Airbnb hosts saw only a small host fee deducted from their payout while the guest paid a separate service fee at checkout. That made a property management system (PMS) or channel manager feel expensive twice: once for the software subscription and again because software-connected listings were commonly placed on Airbnb’s host-only fee structure.

That calculation is changing. Airbnb is phasing out split pricing and moving home hosts toward a single service fee deducted from the host payout. The guest sees one cleaner price, but the host must now account for the platform fee inside that price.

What Changed With Airbnb Host Fees?

Airbnb describes two structures for stays:

Fee structureHost paysGuest pays Airbnb separatelyWhat the guest sees
Split feeUsually around 3%Usually 14.1% to 16.5%Your price plus a guest service fee
Single feeMost hosts pay 15.5%; Airbnb says remaining hosts typically pay 14% to 16%No separate guest service feeThe price you set, plus applicable taxes

The single fee is deducted from the booking subtotal used by Airbnb. That can include the nightly price and host-charged fees such as a cleaning fee, while taxes are treated separately.

Airbnb says the split-fee structure is being phased out. Once an account switches to the single-fee structure, it cannot switch back. The change applies to new bookings after migration; older confirmed bookings can still show the previous structure.

Airbnb Fee Calculator for Indian Hosts

The simplest estimate is:

Host payout before other deductions = booking subtotal × (1 − host fee rate)

At a 15.5% fee, you keep approximately 84.5% of the booking subtotal before other taxes, adjustments, co-host payouts, refunds, or operational costs.

Booking subtotalAirbnb fee at 15.5%Estimated payout before other deductions
₹5,000₹775₹4,225
₹10,000₹1,550₹8,450
₹25,000₹3,875₹21,125
₹50,000₹7,750₹42,250

How Much Should You Raise Your Airbnb Price?

If you previously paid a 3% host fee, increasing your price by 15.5% does not precisely preserve the same payout. The new fee is deducted from the new, higher price.

To preserve the payout from a ₹5,000 booking under a 3% host fee:

  1. Previous payout: ₹5,000 × 97% = ₹4,850
  2. New price required: ₹4,850 ÷ 84.5% = ₹5,739.64
  3. Approximate price increase: 14.8%
Previous listed priceApproximate previous payout after 3%New price needed for the same payout after 15.5%Approximate increase
₹5,000₹4,850₹5,74014.8%
₹10,000₹9,700₹11,48014.8%
₹25,000₹24,250₹28,69814.8%

Do not automatically apply 14.8% to every date. First compare the guest’s previous total price with the new all-in price. Under split pricing, the guest was already paying a service fee on top of your listed rate. A well-planned adjustment may preserve your payout without increasing the final price the guest was accustomed to seeing.

What About Cleaning Fees?

Do not review only the nightly rate. If Airbnb includes your cleaning fee or another host-charged fee in the booking subtotal, the host service fee can apply to that amount too.

For example, a ₹10,000 stay plus a ₹1,500 cleaning fee creates an ₹11,500 subtotal. At 15.5%, the estimated Airbnb fee is ₹1,782.50, not ₹1,550.

Review:

  • nightly prices
  • cleaning fees
  • extra-guest fees
  • discounts
  • seasonal rate plans
  • co-host payout arrangements
  • owner management agreements based on gross or net revenue

How GST Fits Into the Calculation

Airbnb’s official India guidance says guests may pay 5% to 18% GST on accommodation charges, depending on the applicable conditions and average nightly rate. Airbnb’s collection and remittance responsibilities also depend on the host’s turnover and registration position.

Tax treatment can change and varies by business. Speak with an Indian accountant or tax adviser about GST registration, TDS, TCS, input credits, invoicing, and whether Airbnb service-fee taxes create additional deductions for your particular account.

Does a PMS Still Increase the Airbnb Fee?

Historically, this was an important concern because software-connected hosts were commonly required to use host-only pricing while many non-connected hosts still had split pricing.

As Airbnb phases out split fees for home hosts, avoiding a PMS solely to preserve the old 3% host fee becomes less useful. If your account is already on the single-fee model, connecting appropriate software does not create the same 3%-versus-15.5% decision that previously stopped many hosts.

That does not mean every PMS is automatically worthwhile. It means the decision can be based on what the system saves or earns:

  • fewer double bookings through channel sync
  • faster pricing changes across dates and channels
  • one place for Airbnb, Booking.com, Agoda, MakeMyTrip, and direct reservations
  • automated guest messages and check-in information
  • cleaning and maintenance workflows
  • direct-booking websites and payment collection
  • owner reporting and expense tracking

A Practical Pricing Plan After the Fee Change

1. Confirm Your Actual Fee

In Airbnb, open a new reservation or payout breakdown and find the host service fee. Do not use a social post or another host’s account as proof of your own rate.

2. Calculate Net Revenue by Date

Compare the old and new payout after platform fees, discounts, taxes, cleaning, payment costs, and owner payouts. Use net revenue, not only the calendar price.

3. Protect the Guest’s Final Price

Compare your new listed price with what guests previously paid after their service fee. Raising every price blindly can make you less competitive even when the guest’s former total was similar.

4. Use Seasonal Pricing

A uniform increase ignores demand. High-demand weekends may absorb a larger adjustment; low-demand weekdays may need a smaller one. Review occupancy, lead time, local events, and minimum stays.

5. Add More Than One Demand Source

Airbnb can remain your most important discovery channel without being your only channel. Connect additional OTAs carefully, keep inventory synchronized, and build a direct-booking path for repeat guests.

Frequently Asked Questions

Is Airbnb charging every Indian host 15.5%?

Airbnb says it is phasing out split pricing and that most home hosts on the single-fee model pay 15.5%, while some typically pay 14% to 16%. Migration timing and exact rates can vary. Check your Airbnb account and reservation breakdown.

Is the 15.5% fee charged on the cleaning fee?

Airbnb calculates its host service fee from the applicable booking subtotal, which can include the nightly price and host-charged fees. Check the fee breakdown on your reservation to confirm what was included.

Should I raise my Airbnb prices by 15.5%?

Not automatically. A host moving from a 3% fee to 15.5% needs an increase of approximately 14.8% to preserve the same pre-tax payout, but demand, discounts, cleaning fees, and the guest’s previous final price should influence the actual adjustment.

Is a PMS now worth using for an Airbnb in India?

It can be, particularly when you manage multiple properties or channels. As the old split-fee advantage disappears, compare PMS cost with the value of synchronized calendars, pricing controls, automation, direct bookings, operations, and reporting.

Can I avoid Airbnb fees by collecting payment outside Airbnb?

Airbnb generally prohibits collecting Airbnb reservation fees outside its platform unless Airbnb expressly permits it. Follow Airbnb’s off-platform payment policy and do not redirect an Airbnb booking merely to avoid platform fees.

What Indian Hosts Should Do Next

The fee change is not a reason to abandon Airbnb. It is a reason to stop treating the calendar price as revenue and start managing the property as a complete distribution business.

Calculate net payout, price by demand, synchronize every channel, standardize guest communication, and create a direct relationship with repeat guests. The operators who understand their numbers and build systems will be better placed than hosts who respond with one blanket price increase.
